Sligo Property – Property prices slashed at the Hawthorns, Carraroe, Sligo

DNG Flanagan Ford continue to bring exceptional value to Sligo’s housing market this week with the announcement of dramatically slashed prices in the presitgious Hawthorns development, located in the sought after residential area of Carraroe, Sligo. Together with John Leyden Auctioneer, DNG Flanagan Ford have release details of price cuts representing reductions of up to 33% in the case of a 3 bed semi-detached home.

“Houses in The Hawthorns have proved popular with home buyers since they were launched to the market in May 2006 and we are delighted to be working with the developer to reduce prices on the final few properties remaining in Phase 2 of this development” commented Marie McDonald of DNG Flanagan Ford. Marie continued “The reduced prices which we are quoting for houses in The Hawthorns represent great value and also include many extras not previously included in purchases here. The remaining houses in The Hawthorns will now be fitted out with Kitchens, Wardrobes, Fireplace, Painted Internally & Sanitary Ware. This is a fantastic incentive for buyers, especially First Time Buyers who may not already have furniture etc. In addition, as per the current mortgage repayments detailed in DNG Flanagan Fords ad in the Sligo Champion this week, it is currently cheaper to own your home home than to rent with mortgage rates at such a low level.”

There are currently 11 houses remaining in Phase 2, including 2 four bed detached, 5 three bed semi detached, 1 three bed end terrace & 1 three bed mid terrace. The 2 four bed semi detached houses have just been reserved by eager purchasers. The current offer ends on the 31st March next.

Sligo Property – Activity in Sligo’s Commercial Property Market

DNG Flanagan Ford are delighted to announce that they have recently agreed two substantial leases in Sligo city centre. Both leases come with annual rents in excess of €50,000. “The commercial property market has been quiet of late with very little activity, however we have seen a slight pick up over the last 6 weeks. Sligo is still seen by my many commercial traders as a good opportunity. Both leases which we have agreed recently are of a large nature & represent a sound vote of confidence for traders in the city centre.” commented Shane Flanagan. “We still have a number of strong commercial retail outlets available in Sligo city centre & on the main street we have two ideally located small store opportunities at the properties formerly known as The Sligo Bookshop and The Card Boutique. Both are located opposite the entrance to Johnston Court Shoppping Centre, they have very strong footfall. These properties are ideally suited for a retailer that does not require a large premises, but does have a requirement for strong footfall. Also we have on the main street the property known as the Bank Building directly opposite McDonalds & Sligo Post Office, commanding a very prominent street corner position. This property measures circa 1,200sq ft & is available immediately.”

One substantial commercial city centre property which has come on our books is the property at 12 Market Street. Located next door to the David Martin Hair Salon, this newly renovated 3 storey property has a total floor area of in excess of 1,700sq ft over 3 levels. There is also an additional outdoor terrace area of almost 200sq ft. The buiding has been newly renovated & has concrete floors at each level, 3 phase electricty etc & is also available immediately. The property could possibly be divided at each floor, however it ideally would suit a one user over all three levels. The rent which we are guiding on this property has been reduced considerably to reflect the tougher market conditions in which we work & now represents excellent value for a potential tenant. This property would suit a wide variety of uses retail & non-retail, and would also be ideal for high spec office, bookies, etc.
